As the housing market shows signs of improvement, the performing and re-performing loan markets have seen an increase in activity. The opportunity that presented itself in 2008 still exists and is expanding to include performing loans origninated from the resale of REO property to qualified borrowers. Our plan to buy performing loans at a discount to the balance owed continues to serve us and our investors well.

The foreclosure inventory continues at an early 2009 level.   Just over 900,000 properties remain in the inventory, two thirds in judicial states where the foreclosure process is typically slower. Consequently the pace of overall improvement in the inventory will slow down and distressed assets will cast a long shadow over housing markets in states with judicial foreclosure
